We’re seeking a multifaceted Purchasing and Estimating Manager who can navigate everything from land development budgets and utility scopes to custom home takeoffs, vendor negotiations, and field cost validations. This role is ideal for someone who thrives in a fast-paced, team-oriented environment and knows how to build long-lasting, trusted trade relationships. Depending on experience this can be a hybrid role but we do expect to have at least 2 days in the office going over new jobs and bids.

What You’ll Do:

• Manage purchasing and estimating for projects across land development, underground utilities, new construction, remodels, and luxury residential builds

• Prepare detailed estimates, budgets, scopes, and bid packages for a wide range of construction types

• Source, negotiate, and maintain contracts with subcontractors and vendors in a way that balances cost efficiency with strong, positive relationships

• Analyze drawings, plans, and field conditions to produce realistic, thorough cost models

• Coordinate with project managers and field supervisors to ensure purchasing aligns with jobsite schedules and build quality

• Identify and track cost-saving opportunities while ensuring material quality and scope compliance

• Support pre-construction planning and value engineering when needed

• Maintain a strong network of trades who want to work with you because of your professionalism, integrity, and problem-solving ability

What We’re Looking For:

• 8+ years experience in purchasing and estimating for residential and/or civil construction

• Demonstrated knowledge of land development, utility installations, landscaping, and residential construction

• Proficient in takeoffs, bid analysis, and material cost forecasting (bluebell or plan swift a must)

• Strong negotiation skills without burning bridges—respected by trades and vendors

• Organized, analytical, and excellent at multitasking

• Collaborative leadership style—people enjoy working with and for you

• Familiarity with construction software (e.g., Buildertrend, Procore, Bluebeam, Excel-based takeoff tools)

• Bonus: Experience working with municipalities or in permitting phases is a plus
