About the Role\r\nSTAOC Maintenance, Turns and Renovations is seeking a highly organized and experienced Maintenance Coordinator to join our growing team. This full-time position plays a key role in the daily coordination of maintenance operations for occupied single-family rental (SFR) properties. Turn experience is preferred.\r\n\r\nKey Responsibilities\r\n\r\n Occupied SFR Maintenance Coordination\r\n\r\nManage and schedule maintenance and repair work for tenant-occupied homes.\r\n\r\nCoordinate with tenants and technicians to minimize disruption and ensure timely job completion.\r\n\r\nTrack service requests through work order systems and monitor for timely resolution.\r\n\r\n Project Management & Construction Support\r\n\r\nSupport SFR repair and renovation projects from planning through completion.\r\n\r\nReview scopes of work, ensure projects meet quality standards and code requirements.\r\n\r\nConduct progress checks and perform final quality verifications.\r\n\r\n Bidding & Estimating\r\n\r\nPrepare and review competitive bids for maintenance and construction work.\r\n\r\nConduct virtual site assessments and build accurate scopes of work.\r\n\r\nReview technician pricing and negotiate when necessary.\r\n\r\n Payouts & Vendor Management\r\n\r\nProcess technician payouts upon verified completion of work.\r\n\r\nCollect and manage invoices, lien waivers, and compliance documentation.\r\n\r\nMaintain payout schedules and job tracking dashboards.\r\n\r\nQualifications\r\n\r\n3+ years of experience in SFR maintenance coordination or residential construction project management.\r\n\r\nExperience working in tenant-occupied homes with strong customer service focus.\r\n\r\nIn-depth knowledge of residential repair scopes and contractor workflows.\r\n\r\nSkilled in estimating, bidding, and vendor coordination.\r\n\r\nProficiency with property maintenance or construction management software.\r\n\r\nExcellent communication, organizational, and time-management skills.\r\n\r\nTurn experience is strongly preferred.\r\n\r\nPreferred\r\n\r\nExperience with national or regional SFR operators/property management companies.\r\n\r\nWorking knowledge of landlord-tenant law and fair housing during occupied repairs.\r\n\r\nBilingual in English and Spanish is a plus.
