About the Role
STAOC Maintenance, Turns and Renovations is seeking a highly organized and experienced Maintenance Coordinator to join our growing team. This full-time position plays a key role in the daily coordination of maintenance operations for occupied single-family rental (SFR) properties. If you’re experienced in residential repairs, vendor management, and tenant coordination — and thrive in a fast-paced environment — we want to hear from you. Turn experience is preferred.
Key Responsibilities
Occupied SFR Maintenance Coordination
Manage and schedule maintenance and repair work for tenant-occupied homes.
Coordinate with tenants and technicians to minimize disruption and ensure timely job completion.
Track service requests through work order systems and monitor for timely resolution.
Project Management & Construction Support
Support SFR repair and renovation projects from planning through completion.
Review scopes of work, ensure projects meet quality standards and code requirements.
Conduct progress checks and perform final quality verifications.
Bidding & Estimating
Prepare and review competitive bids for maintenance and construction work.
Conduct virtual site assessments and build accurate scopes of work.
Review technician pricing and negotiate when necessary.
Payouts & Vendor Management
Process technician payouts upon verified completion of work.
Collect and manage invoices, lien waivers, and compliance documentation.
Maintain payout schedules and job tracking dashboards.
Qualifications
3+ years of experience in SFR maintenance coordination or residential construction project management.
Experience working in tenant-occupied homes with strong customer service focus.
In-depth knowledge of residential repair scopes and contractor workflows.
Skilled in estimating, bidding, and vendor coordination.
Proficiency with property maintenance or construction management software.
Excellent communication, organizational, and time-management skills.
Turn experience is strongly preferred.
Preferred
Experience with national or regional SFR operators/property management companies.
Working knowledge of landlord-tenant law and fair housing during occupied repairs.
Bilingual in English and Spanish is a plus.
