PURPOSE
We are seeking a meticulous and client-focused 1031 Exchange Officer to join our team. This role involves acting as a Qualified Intermediary (QI), facilitating tax-deferred real estate transactions by ensuring compliance with IRS Section 1031 regulations. The ideal candidate will possess a strong understanding of real estate transactions, tax laws, and the intricacies of 1031 exchanges.
DUTIES AND RESPONSIBILITIES
Transaction Facilitation: Oversee and manage all aspects of 1031 exchange transactions, including forward, reverse, and improvement exchanges.
Documentation & Compliance: Prepare and review all necessary legal documents, ensuring adherence to IRS regulations and timelines. Maintain accurate records and provide timely reporting.
Client Consultation: Serve as the primary point of contact for clients, offering guidance on exchange structures, timelines, and potential tax implications.
Escrow Management: Coordinate with escrow companies to ensure proper handling of exchange funds, preventing constructive receipt and ensuring tax deferral.
Collaboration: Work closely with real estate professionals, attorneys, and tax advisors to structure and execute successful exchanges.
Business Development: Actively seek out new business opportunities by visiting local real estate offices, networking events, and meeting with potential clients to promote the company’s services.
Broker Outreach: Proactively contact and build relationships with real estate brokers to generate new 1031 exchange referrals and expand the company’s client base.
KNOWLEDGE, SKILLS, AND ABILITIES
Education: Bachelor's degree in Real Estate, Finance, Accounting, or a related field is preferred. Certification as a Certified Exchange Specialist (CES) is preferred.
Experience: MUST have at least 2 years of experience facilitating 1031 exchange transactions.
Knowledge: In-depth understanding of IRS Section 1031 regulations, including timelines, identification rules, and boot considerations.
Skills: Strong analytical skills, attention to detail, and proficiency in escrow management software and Microsoft Office Suite.
Communication: Excellent written and verbal communication skills, with the ability to explain complex concepts to clients and stakeholders.
Ethics: Ability to maintain neutrality and confidentiality, adhering to the highest ethical standards.
PHYSICAL DEMANDS
Ability to travel to out-of-office consultations, closings, company meetings, seminars, and/or training. Occasional evening or weekend hours. Occasionally required to lift up to 25 pounds.
LOCATION
Must be located in/near the Los Angeles Area.
