Position Summary:
The Apartment Community Manager is responsible for the day-to-day operations of the property, including leasing, collections, resident relations, maintenance oversight, compliance, financial performance, and team management. This role ensures the community is operating efficiently, profitably, and provides an excellent living experience for residents.
Key Responsibilities:
1. Leadership & Team Management
Supervise and motivate other staff
Conduct regular team meetings and training
Provide ongoing coaching
2. Financial Management
Approve invoices and monitor expenses to meet financial goals
Oversee rent collection and manage delinquency
3. Leasing & Marketing
Ensure leasing goals are met or exceeded
Oversee marketing efforts including outreach, social media, and promotional events
Monitor market trends and pricing to maintain competitive occupancy
4. Resident Relations
Provide superior customer service to residents and prospects
Resolve resident concerns quickly and professionally
Enforce community rules and lease policies fairly
5. Property Operations & Maintenance
Inspect property regularly to ensure cleanliness, safety, and curb appeal
Oversee maintenance requests, vendor performance, and capital projects
Ensure compliance with all local, state, and federal regulations
6. Compliance & Reporting
Maintain accurate resident files and documentation
Stay current on housing laws, Fair Housing regulations, and company policies
Ensure timely and accurate reporting to ownership or management company
Qualifications:
2+ years of property management experience (multifamily preferred)
High school diploma or equivalent required; college degree preferred
Strong leadership and interpersonal skills
Proficient in property management software (e.g., AppFolio, Yardi, RealPage)
Knowledge of Fair Housing and Landlord-Tenant laws
Excellent communication, problem-solving, and organizational abilities
Preferred Skills:
Experience with lease-ups, renovations, or value-add projects
Familiarity with resident retention strategies
Bilingual (Spanish/English) a plus
Work Environment:
This position operates in a professional leasing office and community setting. Occasional weekend or evening work may be required based on business needs.
