Job Title: Land Manager / Project Manager
Location: Remote (Overseeing Projects in NC, SC, & GA) (2.5 hour driving distance radius)

We are a leading residential developer based in Atlanta, GA, known for delivering high-quality communities through strategic land acquisition and expert project management. We are seeking a Land Manager/Project Manager to oversee residential development projects in the NC, SC, & GA area. This is a remote position with travel required as needed.
Position Overview
The Land Manager/Project Manager will be responsible for the planning, execution, and delivery of residential land development projects while ensuring they are completed on time, within budget, and to company standards. This role requires a strong background in land development and benefits from experience in both horizontal (site development) and vertical (home construction) projects. Candidates with commercial construction project management experience may also be considered.
Key Responsibilities
- Oversee the entitlement, permitting, and development of residential communities in the Southeast market.
- Manage land development projects from acquisition through final build-out, including infrastructure, utilities, grading, and site improvements.
- Coordinate with engineers, consultants, contractors, and municipal agencies to ensure smooth project execution.
- Develop and track project budgets, schedules, and contracts, ensuring cost control and timely completion.
- Work closely with internal teams (land acquisition, construction, and sales) to align development plans with company goals.
- Conduct site visits and inspections to ensure compliance with plans, quality standards, and safety regulations.
- Manage relationships with government agencies and utility providers to facilitate project approvals and execution.
- Identify and resolve project risks, delays, and challenges proactively.
- Ensure all projects comply with zoning, environmental, and regulatory requirements.
Qualifications & Skills
- 5+ years of experience in land development, construction project management, or related fields.
- Experience in residential land development is required; mixed horizontal and vertical construction experience is a plus.
- Strong understanding of site planning, grading, infrastructure, and utility coordination.
- Knowledge of construction methods, contracts, and permitting processes.
- Ability to read and interpret civil and architectural plans.
- Excellent budgeting, scheduling, and project management skills.
- Strong communication and negotiation skills to work effectively with stakeholders, contractors, and government agencies.
- Proficiency in Microsoft Project, AutoCAD, Bluebeam, and other project management tools is a plus.
- Ability to travel up to a 2.5 hour+ radius (day trip), as needed for site visits and meetings.
