Job Requirement: Technicians will need to partake in several "on-call weeks"  (1 week at a time) throughout the year, spanning from 5:01 PM to 8:29 AM, encompassing Monday through Sunday. Maintenance Department Structure: The Maintenance department comprises three primary areas, namely:

General Maintenance, Vacancies and Inspections.

It is understood that employees within the Maintenance department may be reassigned between these areas as operational needs dictate.

This flexibility is essential to ensure optimal functioning and efficiency within the department. These maintenance duties are not exclusive and may be subject to change or expansion as deemed necessary by the company.

Maintenance /General

Trash out unit repair and/or replace ceiling fan

clean and/or replace interior/exterior light fixtures

check and/or replace electrical outlets and switches

repair and/or replace blinds

check and/or replace shelves/rods

clean and sweep unit

Combo alarm in hallway and/or living area

Check wall heater working properly

Check wall heater thermostat

Check A/C working properly

clean and/or replace receptacle and switch cover plates

Oiling door knobs, locks, hinges, and gates, as required.

Repairing and unclogging toilets, sinks, bathtubs, showers, and exterior drains.

Crawl underbuilding for water leaks

Door, Locks, Windows, and Security Devices

Change front door/back door locks

Peephole secure and working / install peephole if needed

Sliding glass door locks and working

repair and/or replace window screens and hardware

Front door/ back door open and closes properly

Door jam and striker in good condition

Mailbox lock changed

Check weather strips

Check door stops

Check window locks

Repair and/or replace sliding door screens

Kitchen

check and/or replace cabinet knobs

Stove connected to gas line

Stove burners, drip pans, and switches working

Stove indicator light working

Dishwasher baskets in place

Dishwasher locks and works properly

Garbage disposal works properly: no leaks

check and/or repair kitchen exhaust fan

Install cabinet catches as needed

Kitchen sink drains without leaks

Check GFCIs

Check kitchen aerator

check and/or replace range hood filter

Check and/or replace range hood

Caulk as needed

Kitchen faucet working properly without leaks

Kitchen sink baskets in place

Cabinet, counters, drawers in good condition

Check and/or replace under sink board if needed

check and/or regrout tile if needed

Clean and/or replace kitchen exhaust fan cover

Bedrooms

All plugs and switches working

Door open and close properly

check and/or replace doorknob if needed

Check ceiling fan/light fixture working (check pull string)

All windows lock with screens

Check windows for damage and/or mold

Check if blinds working properly

Light bulbs replaced if necessary

Closet doors open and close properly

All closet shelves and rods secure

Check smoke alarm working

Check if smoke alarm at least 3ft away from the tip of ceiling fan blades

Bathrooms

Check toilet doesn't move

Change toilet seat

Check and/or repair toilet handle

Check toilet flushes and no leaks

Check and/or repair/replace sink pop-up stopper

Check sink faucet working properly without leaks

Check tub stopper

Check and/or repair tub faucet and diverter working properly: without leaks

Check and/or replace under sink board if needed

Check and/or replace Shower rod

Check and/or replace Toilet paper holder

Check and/or replace Towel rack

Check and/or replace light fixture no rust

Door opens and closes properly

Check and/or replace doorknob if needed

Check shower doors open and close properly/ if not repair as needed

Check and/or replace shower head/arm if needed

Check GFCIs work properly

Check and/or regrout tile if needed

Countertop, cabinets, and vanity in good condition

Caulk as needed

Bathtub/ Shower drains: no leaks

Check and/or replace Faucet aerator

Check bathroom sink drains: no leaks

Check and/or repair bathroom exhaust fan

Clean and/or replace bathroom exhaust fan cover

Certification in building maintenance or related field preferred

2+ years of experience in building maintenance, including some experience with electrical and, Plumbing,

Excellent problem-solving skills and the ability to diagnose and repair a variety of maintenance issues

Strong organizational skills and attention to detail

Good communication and customer service skills

Must have a valid driver's license and reliable transportation

Ability to work independently and as part of a team, including participating in an on-call rotation for emergency maintenance requests
