About the Property:

The Woods at Windy Hill is a recently renovated 120-unit apartment community in Marietta, GA (Cobb County). With high-end finishes, on-site amenities, and proximity to major highways, it's a vibrant and desirable community for working families. We’re seeking a dynamic, leasing-focused Property Manager to take full ownership of operations and resident engagement.

Role Summary:

This is a hybrid role combining leasing, marketing, and property operations. There is no leasing agent, so the manager handles all tours, applications, and move-ins directly. You’ll also be responsible for rent collection, vendor oversight, and resident satisfaction. This is a high-impact, visible position reporting directly to ownership.

What You’ll Do:

- Handle all leasing activity: leads, tours, closings, renewals
- Manage digital marketing, local outreach, and listing performance
- Build rapport with residents and foster a positive community culture
- Ensure timely rent collections and manage lease enforcement
- Coordinate with maintenance team to ensure unit readiness and upkeep
- Use AppFolio to track all operations, payments, and tickets
- Maintain compliance with fair housing regulations and company policies

What You Bring:

- 2+ years in multifamily property management (100+ units preferred)
- Experience with leasing and marketing—this is a must
- Proficiency in AppFolio or similar PM software
- High accountability, organization, and a warm, professional demeanor
- Self-starter mindset with a sense of ownership over property outcomes

Compensation & Benefits:

- Base Salary: $50,000 – $60,000 per year
- Bonus Potential: Total compensation up to $80,000 – $85,000, based on leasing, occupancy, and collections performance
