The Property Manager will direct the maintenance and improvement operations of facilities and grounds, including preventative maintenance and related budgets. The incumbent will provide exemplary service to members and prospective members, demonstrating good human relation skills and a willingness to help maintain building and grounds. The incumbent will be a representative of the YMCA who accepts and demonstrates our core values of caring, honesty, respect and responsibility.

QUALIFICATIONS:

  • Three or more years’ experience in facility management or closely related field, required.
  • Three or more years’ experience in employee supervision and employee relations, required.
  • Working knowledge of mechanical, electrical and plumbing systems, carpentry, and other maintenance-related areas, required.
  • CPR, First Aid and AED certifications required within 30 days of employment, required.
  • CPO certification required within 120 days of employment, required.
  • Familiarity with personal computers, required.
  • Ability to respond to safety and emergency situations.
  • Ability to relate effectively to diverse groups of people from all social and economic segments of the community.

ESSENTIAL FUNCTIONS:

  1. Provide overall coordination of facility maintenance, including planning and developing preventative maintenance.
  2. Perform daily property/building inspections for the purpose of maintaining safe, clean and sanitary conditions.
  3. Ensure the proper operation of all mechanical systems.
  4. Complete repair work and projects in a timely manner. Oversee all contractors that work in the facility and grounds. May request and review bids, and recommend selection of contractors.
  5. Work with outside agencies such as fire, health, building depts., etc. to ensure compliance with all local, state and federal regulations related to facilities and grounds.
  6. Works closely with Executive Director to develop budgets supporting the preventative and annual maintenance plans and monitors expenditures against budget.
  7. Assist Executive Director in hiring, training, developing, and direct assigned staff and volunteers.
  8. Review and evaluate staff performance, annually.
  9. Develop strategies to motivate staff and achieve goals. Model relationship-building skills in all interactions.
  10. Responsible for arranging facilities and coordinating their use with program staff as needed to ensure continuation of all programs and proper scheduling of all meetings.
  11. Advise all Directors on maintenance issues and projects in a timely manner.
  12. Ensure that assigned vehicles (and other equipment) are maintained and operated in accordance with the policies and procedures of the YMCA.
  13. Active member of the Safety Committee.
  14. Update facility plans periodically.
  15. Maintain and operate equipment in accordance with YMCA policies and procedures.
  16. Follow YMCA policies and procedures, including those related to medical and disciplinary situations, child abuse prevention and emergency procedures.
  17. Directly supervise the Maintenance Technician, Groundskeeper and Day Porter.
  18. Perform other duties as assigned.
