Fast-growing Fairfield County-based property management company is seeking a multi-family residential building superintendent to become part of our team. You will be responsible for ensuring that a portfolio of luxury boutique apartment projects are maintained effectively at the highest industry standards.

Responsibilities:

• Complete daily building inspections and perform follow-up maintenance work as required or directed
• Maintain the physical appearance of the properties to a luxury standard
• Pick up debris and trash in parking lots and around buildings
• Oversee cleaning in common areas
• Inspect all building systems to ensure proper operation and maintenance
• Make recommendations for repairs, maintenance and replacements
• Perform light repairs of mechanical, plumbing and electrical systems as needed
• Coordinate with building contractors and supervise contracted work
• Prepare vacant apartments for turnover
• Establish relationships with and maintain effective communications with residents
• Respond to work orders/tenant requests
• Ensure all work order and repair requests are processed in a timely fashion
• Respond to building emergencies, including after-hours emergencies

Qualifications:

• Previous multi-family residential experience
• Mechanical aptitude
• Ability to diagnose malfunctions of building mechanical, plumbing and electrical systems
• Ability to perform light repairs of building systems, home systems and appliances
• Must be self-directed and reliable
• Strong customer service skills
• Ability to multitask and prioritize
• Positive, can-do attitude
• High School Diploma required; technical training preferred
• Excellent written and verbal communication skills
